A gentle sympathetic approach

Its been a long time coming, but  the throw away society we once had is being forgotten and more thought for restoration has come to the fore.

We have been inundated throughout 2015 with enquiries for Flagstone restoration, the stone is mainly Pennant or Limestone. Clients moving into new properties seeking some period features often in areas such as Bath, Somerset & Clifton Bristol, they generally see that their neighbour has original floors so assume they  have too? 99% of cases it is often the same.

This is where inside Out Cleaning & Restoration Ltd get a call, we  litterally have no idea what lies beneath but generally it is a beautiful original Flagstone.

We have stripped back Carpets, underlay, Marley & cork tiles, to then find a self leveling compound or a complete concrete screed.

We generally start chipping away the heavier areas of concrete to get a better understanding of what we are up against.

Before & After Pennant Stone Restoration & sealing
Before & After Pennant Stone Restoration & sealing

We Often find Lead paint coating a border around the outsides of rooms & halls, this needs dealing with in the correct manner as it can be very toxic. We set  to work with Diamond hand grinding machines attached to extraction units to collect the dust, these are then  attached to a pre-separator which collects the ground aggregate. The use of hand machines are most common so not to  remove the authentic look of the layered stone, the stone it delicately ground until the concrete is all removed, then the real clean up starts.

A deep clean is then needed to clean the debris & residue, in most cases the flags are repointed with a sand & cement mix, often using the dust from the ground stone to colour match the pointing.

Once the floor has totally dried can we seal it. The main problem with flags are that they are extremely rough, textured & porous which makes them hard to maintain, but we at http://floorcleaninggloucestershire.co.uk use a natural plant extract to seal the floor for very easy maintenance, but makes the stone breathable too. We often impregnate the stone with 5-6 coats, this will give you a long life durable attractive finish. Some maintenance may be needed after around 5 years, this is generally to replace the lost seal through years of use and evaporation.

As we say to all of our clients, you must use a Neutral floor cleaner for your everyday / weekly cleaning methods. Many supermarket brands contain nothing more than Surfactants ( Shampoo’s) that will only attract the dirt even more!!!

The Floor can be finished to a Gloss, Satin or Matt finish.
